7 Key Intersections
On BROADWAY

Broadway, Vancouver’s key East–West corridor, is an essential part of the city fabric and the
2nd largest employment centre  
in BC.

Along this corridor, 7 key intersections act as urban junctures where the city’s infrastructure, economy and community life converge. With the introduction of the Broadway Subway, many of these intersections are now aligned with rapid transit stations, positioning them to become high-density, transit-oriented urban centres.

Situated directly across from the Granville & Broadway Subway Station and serving as a key feeder into the Granville Bridge, the Hemlock and West Broadway intersection holds a
uniquely pivotal role.
The mixed-use
Hemlock Project
presents a unique opportunity to transform this urban nexus.
Four blocks east, the predominantly residential
Burrard Project
plays a supporting role in helping both sites reach their full potential.

visitors annually—and yet the city only has

rooms total in Metro Vancouver.

Without new supply, Vancouver risks losing its competitiveness, facing revenue loss for businesses reliant on tourism, and losing economic output, GDP share, and employment.

Our Proposal

The Hemlock Project
aims to add
257 well-designed rooms
to the city’s hotel supply with the creation of a
mid-market hotel
at this transit-oriented location, providing accessible accommodations for business and leisure travellers and supporting the success of the Broadway Plan.

Seniors

As Vancouver’s population ages, the demand for dignified and inclusive gathering places for seniors has become
increasingly urgent.

Our Proposal

The Hemlock Project
proposes a modern,
12,000-square-foot purpose-built community space
to replace the aging headquarters of the nearby South Granville Seniors Centre, a non-profit organization that provides over 2,000 seniors with a welcoming gathering space and a variety of programs and services aimed at promoting healthy and independent lifestyles. 

Community Spaces

As the Broadway Corridor grows denser and more complex, public gathering spaces take on
new significance.

Both projects incorporate generous building setbacks to intentionally create animated plazas to fulfill the Broadway Plan’s aspiration for a “complete, connected network of public spaces” that nurture social connection, cultural expression, and community well-being.

Located next to the future South Granville Station, our vision is clear: to create a landmark rooted in community. Through the thoughtful integration of hospitality, public spaces, seniors-focused amenities, and strata housing, this proposal seeks to advance the Broadway Corridor into a vibrant urban forum.

The Burrard Project aspires to make a lasting contribution to the future of Vancouver’s west side through a carefully composed mixed-use development that prioritizes architectural excellence, social equity, and civic generosity. This project supports the viability of the seniors centre proposed at the Hemlock Project.
